Site acquisition is an exercise practised by professional land experts and it involves obtaining interests in land for development purposes on behalf of an individual or a company.

What is Site Acquisition?

No two Site Acquisition projects are the same, and each comes with it’s own requirements and details.

Site Acquisition is an exercise practiced by professional land experts and it involves obtaining interests in land for development purposes on behalf of an individual or a company. In most cases this exercise is done by and for big companies especially telecommunications companies like Vodacom and MTN.

A Site Acquisition Example

For telecommunications companies to be able to transmit, they need to erect masts (boosters). These masts as to be built on a piece of land distributed evenly over a large area. The act of getting these pieces of land from the various owners and passing the interests in the land at a fee to another party is called site acquisition. The company which undertakes the acquisition task is normally reffered to as a site acquisition agent. The acquisition agent consists of experts in land issues to ensure the process is done effectively.

The Site Acquisition Process.

Next the agent locates the location where the Site Acquisision is required. When the agent gets to the ground he is expected to do the following;

  1. Put forward a proposal and negotiate as per the client specifications.
  2. Negotiate on the space to be leased or purchased.
  3. Discuss sale or rental price, payable per month or per year.
  4. If it is a lease deal, discuss the lease period that the agreement between the client and the landowner will run e.g 10 years.
  5. Obtain and verify proof of ownership documents for the land in question.
  6. Explain to the landowner (landlord) the merits and demerits of the deal.
  7. Attend to any queries that the various parties might have.
  8. Obtain the necessary approvals from the local authorities an N.E.M.A among others.

When the agent have fulfilled the above, he is required to write a site acquisition form ( commonly referred to as an I.D form) which is then forwarded to the client.
